The Awoyaya reality

Awoyaya sits east of Sangotedo along the Lekki-Epe Expressway, and it is where the peninsula stops feeling like Lagos proper and starts feeling like an edge-of-city building site. New estates go up monthly, the expressway is being widened in fits and starts, and there is a genuine sense of a boomtown being poured out of concrete.

It suits contract workers on the Dangote refinery or the Lekki Free Zone, price-sensitive travellers with cars, and long-stay Airbnb hunters. It does not suit tourists, families with young kids (construction noise and dust are constant), or anyone without independent transport.

Prices and access

Guesthouses start at ₦20,000-30,000, serviced apartments run ₦35,000-55,000, newer developments push ₦60,000-80,000. Roughly 50-60% cheaper than Phase 1 for equivalent finishing.

Walking is limited. Some estates have a small provision store and a mama-put within 10 minutes on foot; anything better requires a Bolt. Novare Sangotedo mall is a ₦1,500-2,000 ride. Eleko beach is 20-30 minutes east. Victoria Island is a 90-minute-plus commitment. Bolt supply is thinner than closer to Phase 1, especially late at night.
