Home to Ikota Shopping Complex and VGC-adjacent estates, with rooms typically ₦35,000-90,000.

Ikota's two personalities

Ikota is split. On one side of the expressway is Ikota Shopping Complex, a sprawling multi-storey fabric and household-goods market beloved of aso-ebi shoppers. On the other side is Ikota Villa Estate and the approach to VGC (Victoria Garden City), one of Lagos's oldest gated estates. So you can book yourself into a chaotic market-adjacent guesthouse or a serene villa within five minutes' drive of each other.

It suits fabric shoppers doing serious wedding-outfit runs, and travellers with hosts in VGC or Ikota Villa. It does not suit first-time visitors — you’re 40 minutes from Phase 1 in traffic, and Ikota itself has thin dining and no nightlife.

Prices and access

Market-side guesthouses run ₦25,000-45,000. Serviced apartments inside Ikota Villa and adjacent estates sit at ₦55,000-95,000. A couple of small boutique properties reach ₦120,000. Overall this is 40-50% cheaper than Phase 1.

Walkable: Ikota Shopping Complex itself (allow half a day), a couple of banks, Domino's, some suya. Circle Mall is a ₦3,000 Bolt or a slow 25-minute drive. Landmark Beach is 25-40 minutes depending on traffic. Victoria Island is a genuine commitment — 90 minutes in rush hour is normal.

Is Ikota Shopping Complex worth building a trip around?

For fabric, aso-ebi and bulk household shopping, absolutely — it undercuts Balogun on price and organisation. For anything else, no.

Is Ikota walkable at night?

Inside the estates, yes. Market side, no — it empties out and streetlights are thin.
