Why people book Sangotedo

Sangotedo has quietly become one of the peninsula's best-value residential nodes. Novare Sangotedo (a proper Shoprite-anchored mall with a Genesis cinema) sits at the heart of it, and the estates around Lagos Business School and Monastery Road have filled in with mid-priced serviced apartments. It's more suburban than Ajah and less remote than Awoyaya.

It suits Lagos Business School attendees, families doing longer stays, and travellers heading east for the beach resorts or the Dangote refinery. It does not suit anyone with daily business on Victoria Island — the commute in rush hour is brutal, easily two hours each way.

Prices and walkability

One-bed serviced apartments run ₦35,000-65,000, two-beds ₦70,000-110,000. Novare-adjacent hotels sit at ₦45,000-90,000. That is roughly half of Phase 1 for comparable quality.

Walkable: Novare Sangotedo mall (with Shoprite, cinema, food court, Domino's), several banks, a decent range of restaurants inside the mall. Lagos Business School is a short Bolt (₦1,200). Beaches at Eleko are 30-45 minutes east. Phase 1 is 40-90 minutes west depending on the day.

Sangotedo or Ajah?

Sangotedo is cleaner, has the mall, and better apartments. Ajah is cheaper and more central to the peninsula. For most tourists, Sangotedo wins.

How bad is the Sangotedo-to-VI commute?

45 minutes at 6am, 2-3 hours at 8am, 2 hours coming back at 6pm. Plan accordingly.
